The City of Norwood Payneham & St Peters is an inner eastern metropolitan Council, nestled on the outskirts of the CBD. The area enjoys a reputation as one of Adelaide’s most desirable places to live, work, study and visit.

The Role
Council is seeking a skilled and proactive Building Operations Officer to manage the day-to-day operation of Council-owned buildings, including community venues and public amenities. This role ensures Council facilities are safe, compliant, accessible and fit-for-purpose for staff, tenants and the community.

Working closely with internal teams, contractors and stakeholders, the Building Operations Officer plays a key role in coordinating essential services, managing building risks, supporting leased facilities and driving efficient, sustainable and cost-effective building operations across Council’s asset portfolio.

Key Responsibilities
• Oversee the daily operation and functionality of Council buildings, ensuring safety, accessibility and compliance
• Manage essential services and critical infrastructure, including fire systems, lifts, HVAC, security, cleaning and utilities
• Develop and implement building operations plans, systems, policies and procedures
• Coordinate contractor procurement, inductions, performance monitoring and contract management
• Monitor building performance, utility usage and lifecycle costs, and implement sustainability initiatives
• Act as a primary contact for building-related emergencies and security incidents, including out-of-hours response
• Support workspace planning, lease management, inspections and compliance reporting
• Engage with tenants, community groups and internal stakeholders to resolve property-related issues

About You
You are an organised and solutions-focused professional with experience managing building operations and compliance in a complex environment. You bring strong technical knowledge, sound judgement, and the ability to work collaboratively with a range of stakeholders to deliver high-quality outcomes.

You will have:
• Tertiary qualifications in facilities management, asset management, property or a related field
• Proven experience managing building operations, essential services and compliance
• Sound understanding of building infrastructure, including electrical, plumbing, mechanical, fire protection, and security, as well as relevant legislation, codes and standards
• Strong financial, contract and contractor management skills
• Excellent communication and stakeholder engagement skills
• The ability to manage competing priorities and respond to issues proactively

Experience in local government or the public sector and knowledge of sustainable building practices will be highly regarded.

• Availability for occasional out-of-hours work, including rostered weekends
